What the Full Condo Review Actually Looks At
Florida is the only state this program singles out by name, and the trigger is 70% loan-to-value. At or below it, your condo is underwritten much like a house. Above it, the association comes under review: whether reserves are funded or waived, whether there is litigation, the owner-occupancy split, how much of the project one investor holds, and what the budget looks like. A pending special assessment usually surfaces here, and so does a structural reserve study that is part-way done — which, since 2022, a good many Florida buildings are. None of that is about you, and none of it is visible from the listing.
