The two numbers

The FHA Minimum Credit Score in Florida Is 500

HUD sets two tiers and they apply in Florida exactly as they do everywhere else. At 580 or above, you qualify with 3.5% down. Between 500 and 579, the loan is still available but the down payment jumps to 10%. Below 500, FHA is not an option at any down payment.

On a $400,000 Florida home that difference is $14,000 versus $40,000 — which is why eighty points of credit is worth working on before you apply, and why the answer to “can I buy” is usually yes while the answer to “how much do I need” changes a lot.

Why Lenders Quote Different Minimums

HUD’s floor is 500. Most retail banks will not go anywhere near it — their internal overlays commonly start at 620 or 640, well above what the program actually allows. Neither answer is wrong; they are answers to different questions. HUD says what the program permits, and each lender says what it is willing to fund.

“You do not qualify” from one lender means that lender’s overlay, not the FHA minimum credit score.

This is the single most useful thing to understand about low-score FHA financing in Florida. If you have been declined, the next question is which lender declined you and on what basis — not whether the program exists.

Beyond the score

What Else Underwriting Weighs

The score opens the door; three other things decide whether you walk through it.

Debt-to-income ratio. FHA allows roughly 43% and higher with compensating factors, reaching into the mid-50s on strong files. In Florida the wild card is insurance — windstorm and flood premiums push the housing payment up, which pushes the ratio up with it. See how the ratio is calculated.

Payment history. Recent late payments hurt more than the number itself. Twelve clean months matters more to an underwriter than twenty points of score.

Reserves and job history. Money in the bank after closing and two years of steady employment are the compensating factors that let a lower score work at a higher debt ratio.

What Is Different About Buying in Florida

Three local realities change the math even when the credit rules do not.

Insurance is the budget item. Windstorm and flood coverage can double the escrow portion of your payment compared with a northern state. Get a real quote on the specific address before you commit to a price — not a general estimate, because premiums vary enormously by county, elevation and roof age.

Condos need project approval. FHA financing on a condominium requires the project to be FHA-approved or the unit to qualify for single-unit approval. Florida has a lot of condo inventory and a lot of associations that do not carry approval, so check before you make an offer.

Closings run through title companies rather than attorneys, and the state’s documentary stamp tax on the note plus intangible tax on the mortgage replace what northern states call a transfer tax.

Moving From 540 to 580 Before You Apply

If you are close to the 580 line, the arithmetic is compelling: crossing it cuts your required down payment by 6.5% of the purchase price. That is usually worth two months of focused work.

  • Pay revolving balances below 30% of their limits. Amounts owed is 30% of the score and re-reports monthly — the fastest lever available.
  • Do not close old cards. You lose history and available limit, which pushes utilisation the wrong way.
  • Read all three reports for errors free at AnnualCreditReport.com before paying anything down.
  • Leave old collections alone until a loan officer has looked. On some scoring models paying one restarts its clock.
  • Open nothing new. A car loan mid-process changes the file that was approved.

Can I really get an FHA loan with a 500 credit score in Florida?

Yes, with a 10% down payment, provided the rest of the file supports it. Most banks will not do it because of their own overlays, but the program permits it and we place files at that level.

Why did a bank tell me I need a 640?

That is the bank’s overlay, an internal policy stricter than HUD’s rule. Different lenders set different overlays, which is why a broker submitting to multiple wholesale lenders can often place a file a single bank declined.

Does Florida have its own FHA credit requirement?

No. FHA is a federal program with identical credit rules in every state. What varies in Florida is insurance cost, condo approval and closing practice, not the score.

Will a lower score raise my interest rate on FHA?

Less than you would expect. FHA pricing is relatively flat across scores and its mortgage insurance is identical at 580 and 780, which is exactly why the program suits bruised credit.

How long does it take to get from 540 to 580?

If high balances are the issue, 30 to 60 days is realistic because utilisation re-reports monthly. If recent late payments are the issue, plan in months rather than weeks.

Can the down payment be a gift at a 520 score?

Yes. FHA allows the entire down payment to come from an acceptable donor at any qualifying score, with a gift letter and a documented paper trail. The 10% requirement stays, but it does not have to be your own savings.
