Income

For a salaried borrower this is short: 30 days of consecutive pay stubs and two years of W-2s. Underwriting also verifies employment directly, usually shortly before closing.

Self-employment adds two years of personal and business tax returns with all schedules, a year-to-date profit and loss statement, and business licence or CPA confirmation that the business is active. If your returns understate real income because of write-offs, that is the standard case for a bank statement program, which qualifies on 12 or 24 months of business deposits instead of returns.

Other income needs its own paper. Social Security or pension awards need the award letter and recent statements. Rental income needs leases and the relevant tax schedule. Bonus and commission generally need a two-year history and get averaged. Child support or alimony needs the court order plus proof of receipt.

Assets

Two months of statements for every account being used, and this is where files stall. Send complete PDFs downloaded from your bank, not screenshots or single-page summaries. Include the page that says “this page intentionally left blank” — underwriters check page numbers, and a missing page is an automatic request.

Underwriters are not confirming the money exists. They are confirming you do not owe it to anyone.

Any deposit that is not payroll gets questioned. Funds sitting in the account for sixty days are seasoned and nobody asks. A gift needs a signed letter plus evidence of the transfer from the donor’s account into yours. Retirement funds need the statement and, if you are borrowing against them, the loan terms — the payment counts in your debt ratio.

Everything above applies nationwide. These are the ones that make a Florida file different, and they are the ones people are least prepared for.

  • A homeowners insurance quote on the specific address. Not a general estimate. Premiums vary sharply by county, elevation, roof age and construction, and the premium sits inside the payment underwriting qualifies you on. Get this early — it is the most common cause of a Florida approval changing late.
  • A wind mitigation inspection report. Documents roof shape, attachment and opening protection, and can materially reduce the windstorm premium. Worth commissioning even when not strictly required.
  • Flood determination, and flood insurance if the property sits in a mapped zone. Required by the lender, and the premium is another line in the payment.
  • Four-point inspection on older homes — roof, electrical, plumbing and HVAC. Insurers frequently require it before binding coverage.
  • Condominium documents. The association’s budget, reserve study, insurance certificate, occupancy ratios and any litigation disclosure. On a condo the project is underwritten alongside you, and Florida’s structural reserve requirements have made older buildings harder to finance.
  • HOA information on a single-family home in an association — the dues count in your debt ratio.

If you are buying an investment property, a DSCR loan replaces the personal income documents with a rent schedule or executed lease, which shortens this list considerably.

Identity and history

Photo identification, your Social Security number, a two-year residence history and a two-year employment history. Gaps are fine but need a written explanation, and a job change within the same field rarely causes a problem when income is stable.

Situation-specific documents appear here too: a divorce decree if support is paid or received, bankruptcy discharge papers, a DD-214 or Certificate of Eligibility for a VA loan, and a green card or visa documentation for permanent and non-permanent residents.

Practical

How to Make This Go Quickly

Gather everything before you apply. Files do not usually die from bad numbers; they die from slow responses. A borrower who answers a condition the same day closes weeks faster than one who takes three.

Expect a second round. Underwriting will ask for things the first list did not include — a letter of explanation for an inquiry, an updated statement because the first one aged out, proof a deposit came from where you said. That is normal, not a sign of trouble.

Do not change anything. No new credit accounts, no large unexplained deposits, no job changes without telling your loan officer first. Your credit is re-pulled shortly before closing and the approval is re-issued at the new numbers.

Send more than asked, not less. All pages, all accounts, complete statements. Every partial document is a round trip.
