Mortgage broker vs bank comes down to one structural difference: a bank measures your file against a single rulebook, while a broker submits the same file to many wholesale lenders. That matters least when your situation is straightforward and most when it is not.

A bank lends its own money against its own guidelines. If your file fits, you get approved. If it does not, the answer is no and the conversation ends — not because you are unqualified, but because you are unqualified there.
A licensed mortgage broker does not lend. A broker takes one application and submits it to wholesale lenders, each with different guidelines and different appetites. If lender A declines on an overlay, the same file goes to lender B without you starting over.
Everything else people argue about — rates, service, speed — follows from that structural difference. It matters least when your file is straightforward and most when something about it is not.
Where it counts
When a Broker Is Clearly Better
Be honest about this: if you have a 760 score, W-2 income and 20% down, a bank will approve you and price you competitively. The broker advantage in that case is modest.
It becomes decisive when the file has an edge to it.
- Credit below the typical bank overlay. FHA permits 500 with 10% down, but most retail banks stop at 620 or 640 by internal policy. A decline is often the overlay, not the program.
- Self-employment. Write-offs that reduce taxable income also reduce qualifying income. Bank statement programs qualify on 12 or 24 months of business deposits instead, and banks generally do not offer them.
- Investment property. DSCR loans qualify on the property’s rent rather than your income, and closing in an LLC is normal. Most banks do neither.
- A recent credit event. Waiting periods after bankruptcy or foreclosure vary by program and lender, and Non-QM programs exist specifically to shorten them.
- An unusual property. Condos without project approval, multi-family, mixed use, rural. Individual lenders have very different tolerances.

No, and the reason is worth understanding rather than taking on faith.
Brokers access wholesale pricing, which is below the retail pricing a bank branch offers, because the lender is not paying for the branch, the loan officer’s salary or the marketing. The broker’s compensation is disclosed on your Loan Estimate like every other charge, and in most transactions it is paid by the lender rather than by you at the table.
Compare the Loan Estimates, not the reputations. The form is standardised so two can be laid side by side.
Look at section A, the cash to close, and the APR — not the advertised rate. A quarter point lower with $4,000 in points is not a better loan. And ask any originator, broker or bank, to show you their compensation plainly. A straight answer is a reasonable test of who you are dealing with.
The honest case for a bank
When a Bank Is the Right Answer
A bank can be the better choice, and pretending otherwise would not help you. If you have a long relationship with your bank, a substantial deposit balance, or access to a private-banking or portfolio product, the pricing can be genuinely competitive. Some banks offer relationship discounts a broker cannot match. Portfolio lenders that keep loans on their own books can also make exceptions no wholesale lender will.
The reasonable approach is not loyalty in either direction. Get a Loan Estimate from your bank and one from a broker, and compare them on the same form.

Three questions cut through most of it.
Who answers the phone in week four? Purchases fall apart in underwriting, not at application. Whoever you use, you want a person who picks up when a listing agent calls, and who works when your contract is live — including weekends, which is when New Jersey attorney review runs.
How many lenders can they reach? A bank has one product set. Ask a broker how many wholesale lenders they place with, and whether they have placed a file like yours recently.
Are they licensed where the property is? Mortgage licensing is state by state. Is my credit pulled multiple times if a broker shops my file?
No. One credit pull covers the submission, and scoring models treat multiple mortgage inquiries in a 14- to 45-day window as a single event anyway.
Will a broker approve me if my bank declined?
Sometimes, and it depends why. If the decline was a lender overlay stricter than program rules, another lender may well approve the same file. If it was a program-level issue such as insufficient income, the answer will be the same everywhere.
Are brokers licensed the same way as banks?
Mortgage brokers and their loan officers are licensed state by state and listed on NMLS Consumer Access, where you can verify any company or individual by name or number.
Does using a broker slow down closing?
It should not. Once the file is placed, underwriting timelines are the lender’s, not the broker’s. What actually determines speed is how fast conditions are answered.
