The short answer

Tips count as qualifying income when they are reported — on your W-2, your pay stubs, or on IRS Form 4137. Lenders treat them as variable earnings and generally average two years, so your best month is not the number they use. Undeclared cash counts for nothing. The new tips tax deduction does not reduce what you can borrow. If your W-2 understates what you earn, a program that combines W-2 wages with 12–24 months of bank deposits can close the gap.

Reported vs unreported

A Mortgage With Tip Income Starts With What You Declared

Everything starts here, and it is the hardest conversation we have with people in the industry.

If your tips run through the register, get pooled, or land on your pay stub, they are part of your income. Credit card tips almost always fall in this group. Cash you declared to your employer counts too. All of it flows onto your W-2 and an underwriter treats it exactly like wages.

Cash you never declared is a different story on a conventional or FHA loan. There is no record tying it to you, so there is nothing for that underwriter to verify. It does not matter how consistent it is or how many years you have been making it.

That is not the end of the road, though. If you have been depositing that cash, a different category of loan can use those deposits instead. More on that further down.

Depositing cash into your account does not turn it into income. Underwriters ask where large deposits came from, and “tips I did not report” is not an answer that works.

There is one route back. Fannie Mae permits two years of personal tax returns with IRS Form 4137, the form used to report tips your employer did not, in place of standard W-2 documentation. If you have been filing that way, those tips can be used. If you have not, the fix takes two tax years, which is worth knowing now rather than three weeks before you want to make an offer.

The calculation

How Lenders Calculate Tip Income

Tips are treated as variable earnings, in the same family as overtime, bonus and commission. That means no underwriter looks at one great month and multiplies by twelve.

Fannie Mae’s guidance for bonus, commission, overtime and tip income recommends a two-year history. A shorter record can work when it covers at least 12 months and other strengths in the file offset it. Freddie Mac handles reported tips the same way, as fluctuating employment earnings.

A rising year still gets averaged against the one before it. Plan around the average, not your best stretch.

Two practical consequences. If your tips are climbing, the average drags your qualifying number below what you are earning right now, which feels unfair and is simply how the math works. If your tips dropped this year, the underwriter usually uses the lower figure rather than the average, because declining variable income raises a stability question.

A job change inside the same field is generally fine. Moving from a steakhouse to a hotel restaurant is continuity. Leaving the industry for something unrelated resets the clock.

The 2026 wrinkle

What the New Tips Deduction Changes, and What It Does Not

Plenty of servers and bartenders have asked us about this since it took effect, so here is the plain version.

Under the deduction available for tax years 2025 through 2028, workers in tipped occupations can deduct up to $25,000 of qualified tips per year. It phases out above $150,000 of modified adjusted gross income, or $300,000 filing jointly, and married filers must file jointly to claim it. The IRS explains the details here.

Good news for your mortgage: it does not reduce what you qualify for. Lenders count gross reported tips from your W-2 and pay stubs. They are not working from your taxable income after deductions, the way they would with a self-employed borrower’s Schedule C. The deduction cuts your tax bill and leaves your qualifying income where it was.

One honest caveat, because you will see this claimed elsewhere. Some people ask whether tips can now be “grossed up” the way nontaxable income sometimes is. Neither agency has addressed that directly, and the better reading is no, because this is a deduction rather than genuinely nontaxable income. Treat anyone promising otherwise with caution.

Paperwork

Documents for a Mortgage With Tip Income

The list is short, and having it together before you apply is most of the battle.

  • Two years of W-2s from every employer, including the place you left last spring.
  • Your last 30 days of pay stubs, showing year-to-date wages and tips separately.
  • Two months of complete bank statements, every page.
  • Tax returns with Form 4137 if you are using tips your employer did not report.
  • Anything explaining a gap — a seasonal layoff, a restaurant closing, a move between employers.

Expect a verification of employment as well. Your lender contacts the employer directly, usually once early and again shortly before closing.

If you work two jobs, bring both. Plenty of people in this business run a day shift somewhere and pick up weekends elsewhere, and a second W-2 with a two-year history counts just as much as the first.

Programs

Best Loan Programs for a Mortgage With Tip Income

Tip income does not push you into an exotic product. You qualify for the same programs as anyone else.

FHA tends to suit this group well: 3.5% down at a 580 score, and more tolerance for a higher debt ratio than conventional financing allows. Conventional needs 620 and starts at 3% down, and its mortgage insurance can come off later. If you have served, VA means nothing down and no monthly mortgage insurance.

Worth knowing: the down payment can usually be a gift from family in full, and New Jersey runs assistance programs for buyers under an income limit. Between the two, the cash barrier is smaller than most people in the industry assume.

If your W-2 does not tell the whole story, there is a fifth option, and it is the one most people in this industry have never heard of. It has its own section below.

The option nobody mentions

Combining W-2 Income and Bank Deposits

Conventional and FHA underwriting can only use what is reported. That is the hard ceiling on the previous five sections. But there is a category of loan that works differently, and it was built for exactly this problem.

These programs let you combine your W-2 wages and current pay stubs with 12 or 24 months of bank statement deposits to arrive at a documented income figure. The deposits capture money your tax return does not. No tax returns are required at all.

If you are depositing your tips rather than spending them in cash, that pattern is documentation. It just needs the right program to read it.

What we can currently place, in broad terms:

  • Credit from 600, which is lower than conventional.
  • Up to 90% loan-to-value with no monthly mortgage insurance — that combination is unusual and it is the reason this program beats FHA for a lot of tipped borrowers.
  • Primary residence, second home or investment property.
  • Single-family, condo, 2–4 unit, and non-warrantable condominiums.
  • Fixed and adjustable options, including interest-only structures.
  • A business reference letter to confirm where you work. No profit-and-loss statement, no CPA expense letter, no business licence.

The trade-off is an honest one: the rate is higher than a conventional loan, because the lender is taking documentation risk that Fannie Mae will not. Whether that is worth it depends on how much more income the deposits show. If your bank statements support a meaningfully larger loan than your W-2 alone, the answer is usually yes. If they show roughly the same thing, take the conventional loan and pay less.

Getting ready

If You Are Twelve Months Out

The people who land a mortgage with tip income comfortably are the ones who decided a year ahead.

Declare your tips. Every dollar you report becomes a dollar you can borrow against. It costs you tax and buys you buying power, and for most people the trade favours the house.

Pay your card balances down. Amounts owed are roughly 30% of your credit score and they re-report monthly, so this is the fastest thing you control. Our guide to what each program requires has the thresholds.

Stay in the industry, and ideally in the job. Two years of history in the same field is what underwriting wants to see.

Keep your deposits clean. Season any gift money sixty days ahead and it stops being a question entirely.

Mortgage With Tip Income: Common Questions

Can I get a mortgage if most of my income is tips?

Yes. Tips are ordinary qualifying income once they are reported through your employer and appear on your W-2. Many servers, bartenders, stylists and valets buy homes on exactly this income.

Do cash tips count if I never declared them?

Not on a conventional or FHA loan — there is nothing for that underwriter to verify. But if you deposit the cash rather than spending it, a bank statement program can calculate income from those deposits instead. That is the main reason tipped workers end up in this category of loan.

How long do I need to be in the job?

Two years of history in the field is the standard. Twelve months can work when other parts of the file are strong. Changing restaurants is generally fine; leaving the industry restarts the clock.

Does the new no tax on tips deduction hurt my mortgage application?

No. Lenders use gross reported tips from your W-2 and pay stubs rather than your taxable income after deductions. The deduction lowers your tax bill and leaves your qualifying income unchanged.

My tips went up a lot this year. Will they use the higher number?

Usually not on its own. Variable income is averaged across two years, so a strong year is blended with the prior one. If the increase came from a promotion or a move to a busier location, say so — documented reasons carry weight.
